What does it cost?

The short answer:  in very general terms, Log shells cost £15 to £20 per square foot.    Turnkey,  handcrafted log homes are now costing anywhere from £60 to £75 per square foot, depending on the construction details.

The long answer:

We can't price our homes by the square foot, it simply doesn't work.  For  example, we have built 1000 square foot houses with only 4 log walls,  we have built other houses with the same square footage and as many as 8 log walls, as you can imagine, the prices were quite different.  When we price a house we look at the following: How many log corners does it have  ? - a lot of our time is spent notching the corners. The log species - different species of logs  cost us different amounts depending on the season or local availability. How high are the walls? - quite often wall heights of 9', 10' or higher are requested, the higher the walls, the more logs we need to put in. What diameter of log is requested - We buy our logs by the cubic meter - larger  diameter logs cost us more. Are we supplying log staircases, log handrail, log trusses in the roof ? All of these are  available, but of course we must consider whether or not we are including these when we are pricing the house.

We can give you indicative prices from a sketch but what we supply is the basic log shell, you can see what this entails in another FAQ. You will need to decide what sort of roof you want. Here in Canada, metal or Asphalt roofs are common, however we understand in the UK you are more likely to want a tile or slate roof and we have companies who would be pleased to quote for a roof system for one of our shells.

The plumbing and electrics are best supplied by a UK firm and we have some contacts, we can provide channelling and recesses for plumbing and electrics provided we know where you want each plug and appliance, alterations after building are not expensive but can sometimes prove difficult.

Prices are quoted in British Pounds, dockside, at an agreed UK Port.  Import duties, taxes, port handling fees, transport to your site are not included.

Log Species is Western Red Cedar, 325 mm mid-diameter logs, 3.0M wall height

These are BASE PRICES for the log package which does not include windows, doors roof, electrics and plumbing, please review the standard features and options  in the FAQ section as well.

Freight to and re-assembly at your site are not included in these prices. These are quoted on a case by case basis.
